Who we are

Skylark Home Stays is a trading name of Skylark Property Services Limited, a company registered in England and Wales under company number 17131508. Our registered office is 20 Wenlock Road, London, England, N1 7GU. We are the data controller for personal information collected through this website.

What we collect

When you send a booking enquiry, we collect:

• your name and email address;
• your phone number, if you choose to give one;
• the property you selected, your check-in and check-out dates, and the number of guests;
• an approximate budget, if you choose to give one;
• any notes you add to the enquiry.

When you use our live chat, we collect the name, email address and phone number you enter before the chat starts, the messages you send, and technical details tawk.to records about your visit, such as your approximate location, browser, and the pages you viewed.

We do not ask for payment or card details through this website. Our hosting provider also records technical information such as your IP address, browser type, and the pages requested, in standard server logs used for security and reliability.

Why we use it

• To respond to your enquiry or chat — to check availability, answer your questions, and agree the details of a stay. Our lawful basis is taking steps at your request before entering into a contract, and our legitimate interest in replying to people who contact us.
• To keep records of enquiries and bookings. Our lawful basis is our legitimate interest in running the business and, for financial records, compliance with a legal obligation.

We do not send marketing emails unless you ask us to, and we do not carry out profiling or automated decision-making.

Who we share it with

• Resend — Resend Inc. delivers your enquiry to our inbox as an email, so your enquiry passes through their systems.
• tawk.to — tawk.to, Inc. runs our live chat, so your chat details and messages are stored on their systems.
• Our hosting provider — which serves this website and keeps the server logs described above.

Some content on our pages is loaded from third parties. Property photographs are served by Unsplash, and property pages embed a map from Google Maps. When those load, your IP address and browser information are shared with those providers, who handle it under their own privacy policies. See our Cookies Policy for more detail.

We do not sell your personal information.

Transfers outside the UK

Resend Inc. is based in the United States, and tawk.to, Google and Unsplash operate internationally, so your information may be transferred outside the UK. Where that happens, we rely on appropriate safeguards such as the UK International Data Transfer Addendum or the UK Extension to the EU–US Data Privacy Framework.

How long we keep it

We keep enquiry emails for as long as we need them to deal with your enquiry and any stay that follows. Where a booking goes ahead, we keep the related financial records for six years after the end of the accounting period they fall in, as UK tax law requires. Enquiries that do not lead to a booking are deleted once they are no longer of any use to either of us. Live chat conversations are kept in our tawk.to account on the same basis and deleted when they are no longer needed.

Your rights

Under UK data protection law you have the right to ask us for a copy of your personal information, to have it corrected or deleted, to restrict or object to how we use it, and to receive it in a portable format. Where we rely on legitimate interests, you can object to that use.

Email hello@skylarkhomestays.com and we will respond within one month. If you are unhappy with how we have handled your information, you can complain to the Information Commissioner's Office, the UK supervisory authority, at ico.org.uk.

Children

This website is aimed at adults booking accommodation. We do not knowingly collect personal information from children.

Changes to this policy

If we change how we handle personal information, we will update this page and the date shown at the top.
