Cookies Policy

Cookies we set

We do not set any cookies on this website. We use no analytics, advertising, or tracking cookies, and the booking enquiry form does not rely on cookies to work. Because we set nothing that needs your permission, you will not see a cookie consent banner.

Fonts and images

The typefaces used on this site are served from our own domain, so your browser makes no request to any third-party font service when you visit.

Property photographs are loaded from Unsplash. These are ordinary image requests that do not set cookies, but Unsplash does receive your IP address and browser information in order to serve the image.

Embedded maps

Each property page embeds a map from Google Maps so you can see the city a home is in. When that map loads, Google may set cookies or use similar storage in your browser, and receives your IP address. We do not control those cookies and cannot read them — they are handled by Google under its own privacy and cookie policies.

Blocking third-party cookies will stop the map from displaying but will not affect any other part of the site, including the enquiry form.

Live chat

Our live chat is provided by tawk.to. It does not load when you browse the site: nothing is fetched from tawk.to until you press the Chat with us button. Once you do, tawk.to sets cookies and uses similar storage in your browser so it can keep your conversation going as you move between pages and return to it later. These are needed to provide the chat you asked for, so we do not ask for separate consent.

When you start a chat we also store a single note in your browser recording that you have chatted with us, so the chat reopens with your conversation on later visits. Clearing your browser's storage for this site removes it.

Managing cookies in your browser

You can block or delete cookies through your browser settings, usually under privacy or site permissions. Every major browser lets you clear existing cookies, block third-party cookies, or block them all; look for the cookies section of your browser's help pages for the exact steps.

If this changes

If we later add analytics or any other non-essential cookies, we will ask for your consent before setting them, as the Privacy and Electronic Communications Regulations require, and we will update this page.
